All fees paid to property. Unless a fee is explicitly identified as refundable, all fees are non-refundable. Security Deposit amount is subject to change based on screening results; total deposit will not exceed any legal maximum. Resident is responsible for activating and maintaining utility services, including but not limited to electricity, water, gas, and internet, as specified in the lease. Some fees may not apply to apartment homes subject to an affordable program. Resident is responsible for damages that exceed ordinary wear and tear. Some items may be taxed under applicable law. This guide does not modify the Lease. Additional fees may apply in specific situations as detailed in the application and/or lease agreement, which can be requested prior to applying.

  1. Ratio Utility Billing System (RUBS): monthly collective consumption allocated based on a combination of unit square footage and number of occupants.
  2. Covers property damage up to $100,000; does not cover personal property. Resident may provide proof of their own renters insurance policy in lieu of this fee; see Lease for requirements.
  3. $75.00/month for 1 pet; $120.00/month for 2 pets.
  4. Speeds are based on a wired connection. Actual performance may vary depending on customer equipment, number of devices, and unit location.
